Florida Floodzone Services has successfully helped many home owners and business owners to challenge the FEMA flood zone classification on their buildings. Our clients are benefiting with lower flood insurance cost options. Some customers have received full insurance refunds from their current premium policies. Our service is based on reclassifying and obtaining an exempt status on the structure from FEMA. If your structure is not a candidate for the FEMA program, no fee is incurred to the client.
Even if you are in the last month of your current policy, we can help you obtain the refund for the policy paid one year ago. With licensed Professional Surveyor and Mappers and certified floodplain managers as part of our team, we usually receive an approved exempt status from FEMA in less than a week’s time frame, in most cases 24-48 hours. The refunds are based on the time of the approval of the exempt status. Clients have waited after a new policy is active and have lost the opportunity of receiving refunds for the previous policy.
New Broward County Flood Maps
Estimated Publish date December 2012
Florida Floodzone Services is being ask by homeowners, "What is the benefit for having a LOMA now, instead of waiting for the new flood maps?". The Benefit is that the LOMA or the Revised Maps affect only the current flood insurance policy and the refunds from that policy. The LOMA can be issued in weeks affecting this years policy while the Map revision will affect next year policy. The homeowner waiting for the new flood maps will have to pay next years policy and then go through the process to obtain the refunds of that policy (and lose the option of the current policy refund). Also the minimal esitimated publish date is December 2012, this date could be months or years later if any major revisions occur.

Potential errors that will affect homeowners
Florida Floodzone Services, research and development division has completed phase one of a review of the new flood maps. Insurance calculations of the homeowners remaining in the flood zone (an estimated 1/3 of the county) could see insurance increases. The increases are based on the house will not comply with the new flood zone restrictions because of a rounding issue with the new maps. Our company will be questioning these issues and other mapping problems. Our main goal is to make sure the new maps do not cause more problems for the community. Miami-Dade County maps were produced with various problems that seemed to have been corrected in the Broward County Maps.
